LeaseProbe and RealDiligence (LPRD) recognize the importance of keeping your personal information private and secure. We have developed a comprehensive privacy policy and use the latest technology to ensure that the information you provide us stays secure.

PRIVACY STATEMENT

The personal, private and business information you provide to LPRD will be used in connection with your business orders or requests. LPRD does not share any information about you or your company with unaffiliated third parties, except if necessary to process your orders or requests, as permitted by law or as specifically authorized by you. LPRD may share information regarding your transaction and account experience with our affiliated commercial real estate services companies to better serve your needs and notify you of other commercial real estate services that might be of interest to you, as permitted by applicable law. LPRD does not share, distribute, sell or otherwise disseminate any information about you or your company, except as detailed above.

TRACKING UTILITIES AND SECURITY

The purpose of this section is to explain how LPRD protects and uses your personal information. We want you to know that your information is safe, secure and used in a responsible manner.

We designed features of our site to let new visitors anonymously learn about our products and services without revealing their identities. For these new visitors, the only information we collect online is from cookies, pixel tags or similar devices, which provide limited data, such as the date, time and areas of our site that were visited, interactions on the site, and the Web path/domain from where the visitor came. LPRD uses this information only to recognize you and hold information during your visit to the site. Tracking utilities identified in this Privacy Policy are not tied to personally identifiable information.

This general information allows us to serve visitors better by continually improving our Web site and making it more convenient. Among other things, we may store the answers to the Request a Quote questionnaire. In certain cases, you can choose not to provide us with the information, for example by setting your browser to refuse to accept cookies, but if you do you may be unable to access certain portions of the site. We may not be able to customize the site's features according to your preferences.

If you decide to submit information to us on the Internet using our site, you may be asked to enter sensitive personal information online such as business information and basic questions about your business and/or real estate holdings. We use advanced data-encryption and storage technology to protect your sensitive personal information. When you enter this information on the LPRD website, our systems automatically switch to "secure" mode.

Recent versions of most Internet browsers support the encrypted transmission of on-line documents and the data you enter on a web page. This means that instead of sending readable text, both your browser and the web site's secure server encode all text using a security key. That way, any personal data sent to your browser or any data you send back would be extremely difficult to decode in the unlikely event it was intercepted by an unauthorized party. The key used for encoding is a random number that is unique to your session at the secure web site.

There are two grades of Internet security: International-grade encryption uses a 40-bit random number negotiated between your browser and the web-server. This means that only one out of about 1,000,000,000,000 possible decoding keys can be used to decipher your data. Domestic-grade encryption uses a 128-bit key, so that the number of possible keys is vastly larger. The LPRD site uses the highest grade of encryption supported by your browser and your Internet connection.

Your Internet session is encrypted if your security-enabled browser is connected to a web site using the Secure Hypertext Transport Protocol. URL strings beginning with "HTTPS://" instead of the usual "HTTP://" indicate that the secure protocol is in effect. Your browser may also tell you if security is operating. For example, Netscape Navigator will display a security icon in the lower left corner of your screen if 128-bit security is in effect. Microsoft Internet Explorer shows an icon if either the 40-bit key or the 128-bit key is activated. Security may be operating, however, without any visible indication if the web page you are viewing employs frames (see below). If secure transmission is not in effect or only part of a frame-based page is secure, Netscape shows the "broken key" icon, and Explorer does not show the "lock" icon.

Most browsers can be set to give you a pop-up announcement when you enter or leave a secure web page. In Netscape, these settings are on the Security Preferences "General" tab. In Internet Explorer, the setting is on the "Advanced" tab when you select "Options" on the View menu. You can verify the security of a page within a frame by opening it in a new browser window. Both Internet Explorer and Netscape allow you to open a link in a new window by right-clicking on the link and selecting that option from the pop-up context menu. When a secure page is open in its own window, instead of being viewed within a frame, you can then see the security icons provided by your browser as well as the "https://" secure protocol prefix in the URL string.

LINKS

At certain places on this site, live "links" to other Internet addresses can be accessed ("Linked Sites"). Such Linked Sites contain information created, published, maintained, or otherwise posted by institutions or organizations independent of LPRD. LPRD does not endorse, approve, certify or control these Linked Sites and does not guarantee the accuracy, completeness, efficacy, timeliness or correct sequencing of information that they contain. LPRD’s Privacy Policy does not apply to these Linked Sites. The privacy policies of these Linked Sites may differ from LPRD, and you should review their policies before accessing them and/or submitting information.

DATA COLLECTION

We collect information such as name, phone, e-mail address for contact requests, e-mail newsletter subscriptions, Webinar registrations, and special promotions. We collect information such as name, phone, email address, personal address, property address, to initiate an order with one of the LPRD divisions. You may receive e-mail surveys requesting feedback on service or other issues. Completing any survey is strictly voluntary. E-mail surveys may be sent directly from LPRD or from third party research companies on our behalf.

ACCESS TO PERSONALLY IDENTIFIABLE INFORMATION

If your personally identifiable information changes, or if you no longer desire our service, you may correct, update, delete or deactivate it by emailing us at info@madisoncres.com, or you may contact us at 1.877.500.Madison.

COMMUNICATIONS FROM THE SITE

Types of communications from the website include the following: confirmation emails for Webinar registrations, quarterly newsletters, weekly Work-Life essays, PDF downloads, and Contact Submission confirmation. We will send reminder and follow-up emails at times as well. If you use our "Call-Me-Now" feature, when you enter your phone number, you will automatically be called by one or our representatives. You will also receive a phone call or email response to questions posed during your use of "Contact Us" on our site.

CHOICE/OPT-OUT

We provide you the opportunity to 'opt-out' of having your personally identifiable information used for certain purposes, when we ask for this information. If you no longer wish to receive our newsletter and promotional communications, you may opt-out of receiving them by following the instructions included in each newsletter or communication or by emailing us at info@madisoncres.com, or you may contact us at 866-500-Madison to opt-out. If you no longer wish to have your information shared among LPRD and Madison Commercial Real Estate Services affiliate companies, you may make that request by contacting us via phone or e-mail.

LEGAL DISCLAIMER AND POLICY CHANGES

We reserve the right to disclose your personally identifiable information as permitted by law and when we believe that disclosure is necessary to protect our rights and/or to comply with a judicial proceeding, court order, or legal process served on our web site.

If we decide to change our privacy policy, we will post those changes to this privacy policy and other places we deem appropriate so that you are aware of what information we collect, how we use it, and under what circumstances, if any, we disclose it. If we make material changes to this policy, we will notify you here, by email, or by means of a notice on our home page.

THIRD PARTY LICENSES AND SERVICES

Webinar registration and production are conducted using third party services from GoToWebinar. All Webinar registrations are collected on our forms but are provided to GoToWebinar for purposes of conducting the webinar. For that purpose, our Webinar registration information will exist within their domain. Information gathered during the Webinar Registration process is governed by GoToWebinar’s privacy policy.
